Three markets, one view

The Kingdom is not one market.

Riyadh, Jeddah and Madinah run on different drivers, different price floors and different rules. Pick a city to see what actually moves it.

The capital, mid-correction

Riyadh apartment values still rose 6.3% year-on-year in Q1 2026, but transaction activity fell sharply as affordability bit. Two rules now shape any Riyadh decision: a five-year rent freeze from September 2025 that caps rental income, and the June 2026 ownership zones — KAFD, Diriyah Gate, New Murabba and Qiddiya among them — that opened the capital to non-Saudi buyers.
