Saudi Arabia's real estate market continues to outperform expectations — supported by population growth, economic diversification, and the giga-projects at the heart of Vision 2030. The biggest opportunities aren't always in the established districts; they're in the areas being built toward that 2030 vision. Here are five to watch.

Vision 2030 is explicit about where the Kingdom is heading: a diversified non-oil economy, a tripling of Riyadh's population capacity, and a portfolio of giga-projects designed to anchor entire new economic sectors. For investors, that roadmap is a map of where infrastructure — and value — will concentrate next.

1. New Murabba (Riyadh)

Anchored by The Mukaab and billed as the world's largest modern downtown, New Murabba is the capital's clearest long-horizon growth story. Entry prices are still early-stage, and the mixed-use masterplan — retail, culture, residential and hospitality — gives it a genuine economic engine rather than just residential speculation.

  • Why it matters: flagship downtown status + jobs + early entry prices
  • Best for: patient capital and long-term appreciation

2. Diriyah Gate

The heritage-led destination around the UNESCO-listed At-Turaif district pairs Saudi Arabia's founding history with a world-class hospitality and residential program. As museums, retail and transport links complete, early buyers are positioned for the uplift that historically follows delivered infrastructure. Diriyah Gate is also an approved non-Saudi ownership zone, and sits at the top of our estimated district pricing at around SAR 11,000/sqm.

3. King Abdullah Financial District (KAFD)

Not "new," but newly accessible: KAFD is one of eight Riyadh districts approved for non-Saudi ownership in June 2026. Once a purely commercial financial district, it has been repositioned since the mid-2020s into a genuine mixed-use CBD with residential towers, retail and hospitality layered in.

4. Qiddiya

A dedicated entertainment, sports and culture city west of Riyadh, Qiddiya is one of Vision 2030's flagship giga-projects. As theme parks, motorsport venues and residential communities open in phases, Qiddiya is bridging the gap between lifestyle destination and mainstream new-build housing.

5. Jeddah Central & the northern Corniche

The regenerated waterfront along Jeddah's Corniche — including the Jeddah Central redevelopment — is opening a new front of beachfront and marina living on the Red Sea coast. Jeddah Corniche and Obhur already post some of the Kingdom's best gross yields (5.3–5.7%); it's an early-stage story with premium waterfront upside as the destinations complete.

Follow Vision 2030 and the giga-projects. Value in Saudi Arabia has always tracked where the Kingdom decides to build next.

How to play emerging areas

  • Buy ahead of infrastructure, not after. The uplift happens as amenities complete.
  • Stick to proven, PIF-backed developers in early-stage districts, where delivery risk is highest.
  • Mind the timeline. Giga-project returns reward patience — size your horizon accordingly.

Emerging areas are where Saudi Arabia's next decade of growth gets built. The trick is separating genuine, infrastructure-backed momentum from marketing. That's exactly the call we help investors get right.
